Peter J. Burns III, CEO of Burns Funding, recently appeared on the Real Estate Pros podcast, where he discussed his career as a serial entrepreneur and his expansion into the alternative lending space over the past decade.

During the interview, host Scott Bursey focused on Burns Funding and its approach to helping entrepreneurs secure capital through what the company calls the Burns Funding Method (BFM).
As part of its process, Burns Funding assists clients in acquiring “shelf corporations,” which are pre-established companies that have been created but left inactive. These entities can help entrepreneurs access financing more quickly than starting a company from scratch.
According to common definitions, a shelf corporation is a business that has been formed and “aged” without activity, allowing it to be sold later to individuals seeking to bypass the standard formation process.
Clients can either purchase a shelf corporation directly through Burns Funding or obtain a bridge loan arranged by the firm to finance the purchase.
Once funding is secured, Burns Funding implements the BFM, under which clients remit a portion of the loan proceeds to the company. In return, Burns Funding services the loan by deploying capital into various passive investment ventures, including e-commerce businesses, exotic car rental operations and short-term rental properties.

About Peter J. Burns III
Based in La Jolla, California, Burns grew up in New Canaan, Connecticut. He attended the United States Military Academy Preparatory School at West Point, the University of Virginia and Harvard Business School’s Owners and Presidents Management Program.
While his two younger brothers pursued traditional business careers, Burns chose a path as a startup entrepreneur, launching numerous ventures over several decades.
In the early 2000s, he moved to Arizona and served as a pro bono adjunct faculty member at Barrett, The Honors College at Arizona State University. In 2006, he joined Grand Canyon University, where he worked with founder Brent Richardson to help launch what is described as the nation’s first College of Entrepreneurship.
In recognition of his work, the Arizona chapter of the Future Business Leaders of America named Burns its Businessperson of the Year in 2007.
Burns later founded Club Entrepreneur, an “open-source entrepreneurship” platform that grew to more than 10,000 members in Phoenix.
In 2016, he relocated to California and launched Burns Funding, focusing on helping entrepreneurs access capital.
Burns said his ventures share a common purpose.
“Every business I start represents my desire to help existing and would-be entrepreneurs reach their full potential,” he said. “Too often, they give up because of a lack of capital. I set out to solve that problem and won’t rest until every entrepreneur who needs money can secure it.”
